Brad Smith moved to Sandestin in 1987 to sell real estate, and he hasn't slowed down since. With over 30 listings in 2013 alone, and half of them sold already, it is no surprise that he is Prudential’s top producer.
His Broker, Royce Mitchell, couldn't be happier.
“If someone wants their home sold fast and at a great price they’ll list with Brad,” Mitchell said. “The key to his success is his great attention to detail along with his ability to get property sold at a fair price. Once a client works with Brad, they stay with him.”
When asked about the company Brad said, "Prudential has a long running integrity of their brand which translates into tremendous market strength, making it one of the best companies to work with. As a Prudential Fine Home Specialist, as well as a Chairman’s Circle award winner for the last five years, I have forums to share listings, ideas, and market trends with some of the finest top producing real estate professionals in North America. Locally we have a wonderful team with really great office support."
Smith has found that the market is definitely rebounding from the decline.
While he’s pleased that the market is improving, he said that it is critical to correctly price a home in order to get it sold. Overpricing your home can mean many extra months on the market without selling, if ever, and if it’s listed too low the seller will be missing out on the true value of their property. Selling your home quickly means finding the right list price.
A testament to Prudential PenFed's award winning status, Brad is known for listing properties at new record prices, and often has them under contract in less than 30 days. In 2013 over a third of the properties he sold were under contract within two weeks.
A quick read through his customer’s testimonials and you’ll notice a trend: they are loyal to Brad. Many of them had previously worked with other agents over the years, and Smith is by far the best they’ve worked with, and the only agent they will work with in the future.
Smith spent 20 years with the same local real estate company before moving to Prudential six years ago, and he is very happy he did. He credits much of his success with customer loyalty to his “AWESOME!” assistant, Donna. She helps him with the many details of getting contracts to closing.
It's likely that he can attribute at least part of his success to being a true Floridian, and more specifically that he and his family live the Emerald Coast lifestyle.
Spending his free time either on or in the water helps him grasp the true value of living in such a wonderful area. Brad met his wife Susan here, and together they raised two children, now 19 and 22 years old. Now that the kids are off at school, Susan and Brad live with their rescue dogs and enjoy scuba diving, YOLO boarding, bicycling, and being out on the boat.
Smith loves this area and real estate, which has proved to be a winning combination for him. The houses are selling, and he wants more listings.
Looking forward he says, ”I am excited that Warren Buffet’s company, Berkshire Hathaway, has recently purchased Prudential Real Estate brand and believe great things are in store for my local office, our entire company, and the real estate industry as a whole.”
