Alerio to move out of pre-construction phase
The welcome sight of new construction in Miramar Beach has greeted passersby on Scenic 98 for the last few weeks as Alerio has begun to take its initial shape. Construction crews have been hard at work on the site and foundations for the five-building, 88-unit new vacation condominium.
Alerio, exclusively marketed by Jennifer Howard and SRE Real Estate Sales, broke ground in mid-May. The new resort-type development offers two and three bedroom vacation condominiums with all the up-to-date features buyers seek in a new condo at the beach. They will boast the latest in features and fixtures: hard surface flooring throughout, granite countertops in the kitchen and baths, stainless steel appliances, washer and dryer, and crown moulding in the living area.
“We will only offer the current low pre-construction prices until August 15, when we will begin converting our reservations to customary real estate contracts,” said Norman McLean, partner in the company developing Alerio. “The first foundation will be in place at that point, and we will shift to full prices for any Alerio condos not yet reserved.”
Alerio’s easy access to the beach via two deeded beach accesses, one public, one private, has struck a chord with buyers who want a vacation condo that they can securely rent to others when they are not using it. Bliss Rentals, a division of Five Star Beach Rental Properties, will operate the onsite check-in office at Alerio. Destin-based Coastal Property Association Management has been selected to manage the Alerio Owners Association.
“Our research showed people were tired of high owners’ association and management fees,” McLean said. “We worked with our team to keep Alerio’s monthly fees as low as possible for the quality the project offers — $443 for a three-bedroom and $369 for a two-bedroom. We feel these fees significantly add to the value Alerio represents.”
Pre-construction prices range from $219,000 to $339,000. Through Aug. 15, a fully-refundable $10,000 reservation will hold a specific Alerio vacation condo for interested buyers. After that date, pricing will change and a down payment deposit will be required.
